OUR NEW COMMENTS ON THE URBANism plan

After a first public consultation in April-May 2016, the Urbanism Plan was again submitted for public consultation between November 25 and December 26, 2016. Important changes were made to the project. Mainly in the zoning, but also in the regulation which now includes a list of heritage buildings and outstanding landscape and some measures to protect them, even if it would have been necessary to carry out in first resort to an heritage inventory.

WHAT ARE OUR MAIN OBSERVATIONS

Reducing – a little – the constructability in the residential area, this project opens to the construction about sixty plots formerly located in natural zone and densifies the coefficient of occupation of the soil in some littoral zones.
It continues to classify the parcel AP 137 (Autour du Rocher) in constructible zone and grants very important building rights to the owners of the Rockfeller property located in a huge natural area.

The project also divides the natural area into three zones of differentiated protection -Nla, NLb, NLc-. That would make sense if this division complies with the recommandations of the Agence territoriale de l’environnement and be based on a substainable development plan. Which is unfortunately not the case.
